The asset was sold on June 10, 2025, through a competitive Ten-X auction process following a court-appointed receivership. The buyer, a private investor, was unrepresented in the transaction.
Kenai, acting as the exclusive advisor to the seller, orchestrated an aggressive marketing campaign that resulted in 10 qualified bidders and strong demand from local operators focused on discounted basis and future upside. The asset’s MU-OI zoning and excellent location offer significant repositioning and redevelopment potential.
Originally built in 1983 and renovated from 2008 to 2020, Aurora Corporate Plaza was approximately 35% leased at closing. The existing rent roll includes a mix of national and regional tenants such as ADP, BNP Paribas, Expeditors International, and G4S, as well as multiple long-term cell tower leases generating steady cash flow. The property benefits from proximity to I-225, RTD light rail, the Anschutz Medical Campus, and Buckley Space Force Base—making it one of Aurora’s most strategically located office campuses.
